    Haha, I hear you. Wish my papa or dad would've bought land to hand down through the generations. That's one reason I want my wife and I to get something.

            380 acres and surrounded by another 350 of family owned land. My great grandfather originally purchased the land in 1910. Back then and thru the late 1960's it was a combination of cattle land and family farm type crops with hard wood bottoms. In 1969 my grandfather sold out of the cattle business and converted the hill tops and dry pasture lands to pine plantations. It has been a tree farm ever since. We started managing the farm for wildlife habitation while maintaining a sustainable forest in the early 1980's.

              Same here dadio, mine has worked for everything he has got, I live on the land and i make sure people know that it is HIS 95 acres, even though he has said this will be yours someday. I still want to buy my own, to set an example to my kids that just because something is/or gonna be handed down to you don't you go sitting on your arse thinking you got it made!

                I owned 62 acres south of Camp Wood in the hills. Wife died, well went dry and the neighbors shot all the wildlife. Sold it to my neighbor.

                    I bought 80 acres in Oklahoma last year and paid cash. Just like most have said, the expenses never end, cabin, tractor, electricity, water, time. I will say it's the most rewarding knowing you can do what you want when you want and don't have to ask someone for permission. I paid $105k last yr and based on the market I the area I could sell it for over $180k now after all of the improvements. If money is tight I'd suggest going to Oklahoma, my taxes this year we're under $35 and I have no exemptions. That's not a misprint, under $35.

                                I have a thin stretch of woods along my 1.5 acres that I am managing for rabbit, squirrel and bird habitat. So far, I have done one controlled burn, took out some poison ivy and made short change of a grass snake and 23 ant beds. It is hard work but very rewarding to know that I am actually doing the work and paying for it with $ that I earned.
