i dont technically own it yet but my parents on 266 acres in angelina county right outside of Huntington. Thats where I hunt just to save money on not having a lease.

100% agree that owning your own land is cool - don't have to worry about other lease members drama, can hunt anywhere, etc. But nothing beats a lease with regards to flexibility (can drop out if needed); no capital commitment; and getting lots more land to hunt than you could otherwise purchase. Just my 2 cents.

I live on 22 acres. I bought 7 with my house in 1999. The following year the neighbors 15 acres went for sale. Luckily I owned their drive way so I was the first and only choice they had when they sold it. It was financed through Texas Land Bank.
It is too small to do any real hunting. I can sit in a stand, but that is boring. My brother has 44 and it is too small to walk around, but any more would be too expensive where we live.

My family has formed a partnership to buy land. My parents bought 844 acres in McMullen Co in 2004(family ranch that we hope to always keep). They brought 1148 acres in Kinney Co in 2006 and sold it in 2008. Bought 564 acres in Live Oak Co in 2008 and sold it last week. We have been taking advantage of the 1031 exchange and are currently looking for a new property. Been very fun messing with new properties and fixing them up.
