    Phillip is doing it the way I would do it if I had the time

    When I get some time, I'll start a thread about expenses.....

    For now, I'll just say, we have invested or committed to spend about as much as we spent on the land and it's only been about a month.......

        Ive been looking to buy some land here in TX also. I have a good chunk of land in NC (married into farm land) and my Aunt willed me her land and her seafood company so hopefully no time soon I will have that. But I wanted to get about 10-15 acres down here. Land seems to be real expensive down here in TX compared to other states. How many acres do you need here for it to be farm land?

            I own 128 acres in Ohio. Bought it when I was living in Pittsburgh in 2009. This is my second land purchase and I have no regrets buying either one.

                180 ac in SW AR. My great, great granddad bought it in the 1880s. Lots of deer they just don't get very old up there so you rarely see one above 120". Season lasts oct - feb with six deer limit.

                  land owner will only get about $6-$10 a ton for pulp wood so around $168-$280 per truck load.

                  saw logs and tie logs pay more but also get culled a the mill for different things.

                      I own land. The one thing about it is the property tax, it will eat you up so if you get enough land and want a lower tax rate be sure to buy livestock as soon as possible. It takes 5 out of 7 years after you register it as agg. land to get agg. exemption. but then your taxes go way down. We have been agg. exempt for several years now and it sure makes it better. Good luck, you will love being a land owner.

                        We have almost 34 acres that we bought in 3 separate plots & we were close to owning all 3 of them. 1st we bought 13 acres and put a repossessed double wide on it. Then my Mom & Dad bought the 13 east of me. Last we bought an 8 acre lot, between my neighbor & I, to the west of me. Last year we sold the double wide, had it moved out & built a house, so now the bank owns most of the 13 acres in the middle . But hopefully one day, when I'm old & gray, we'll own it all again.
