380 acres and surrounded by another 350 of family owned land. My great grandfather originally purchased the land in 1910. Back then and thru the late 1960's it was a combination of cattle land and family farm type crops with hard wood bottoms. In 1969 my grandfather sold out of the cattle business and converted the hill tops and dry pasture lands to pine plantations. It has been a tree farm ever since. We started managing the farm for wildlife habitation while maintaining a sustainable forest in the early 1980's.

I bought 80 acres in Oklahoma last year and paid cash. Just like most have said, the expenses never end, cabin, tractor, electricity, water, time. I will say it's the most rewarding knowing you can do what you want when you want and don't have to ask someone for permission. I paid $105k last yr and based on the market I the area I could sell it for over $180k now after all of the improvements. If money is tight I'd suggest going to Oklahoma, my taxes this year we're under $35 and I have no exemptions. That's not a misprint, under $35.
