We have 12 acres in south Liberty county that we bought 18 years ago/ It was owner financed for 10 years at 10%.
Closing on 17 acres of good ag property in Bandera county this week. Made the 94 year old seller a cash offer at 15% below his asking price. One of the best deals I have ever made. The truck and tractor is loaded and we are heading to Bandera in the morning.

I've got my eye on the adjoining 15 just to keep someone else from buying it.
The neighbor to my west couldn't be better, I just don't like the idea of the unknown on the other side.....

You are right about expenses, time, gas, and all the advils!
Tractor with front loader and bush-hog are on my next list of purchase. Then I can do everything! Mostly by hand, chainsaw, my truck and tow straps! Lol
I lasted two weeks on the chainsaw....made a little progress on about an acre of it.

bought 23.76 acres in Burnet County 10 years ago. Have hunted this for about 17-18 years. No trophys off it but usually fills the freezer with the last 2 being exceptions. The drought has taken its toll the last 2 years but I started taking water out there this year so hopefully it will keep a few deer on the property!Last edited by BigL; 04-21-2013, 08:32 PM.

Wife & I bought 16.5 acres right in the middle of the hill country. The taxes for land that small aren't terrible but we've definitely been in money spending mode since we bought it last year...bought a trailer to stay in, working on getting our ag by beekeeping, planning a cabin build, well, electric, etc. but I guess that's the price you pay for something you love.
