12.69 acres here. Its in Liberty county and starting to build on it tomorrow. Already put the slab in. Just found out that my neighbor has another 50 acres that is land locked (i have access through my property) that he is wanting to sell so we will start saving for that as soon as the house is complete. Lots of deer there and some really nice bucks.

160 acres bought in 1991 for way more than it was and is worth at $450 an acre. It took four or five years to pay it off then we built our home. It has been a wonderful hunting property but not so much an income producer. Too much drought in this part of the country.

Don't go into a land purchase thinking it will be wine and roses. About the time you get things lined out the way you want them, mother nature will throw you a curve.

They will finance up to $100K and you only need 5 percent down vs. 20% with a regular lender.

Yes sir, 99-03 USCG. I've looked into that and plan on using it one day.

The place I found now is in Freestone County and he wants 2500 down and owner finance for 15 years at 6% so terms aren't bad.

Nice man. I hunted a 20 acre plot my buddy's father owned in Wilson County. He sold it for right at 100,000 so we only hunted it one season.

I saved up and paid cash for a small place. Once you buy it the real expense begins. The spending never stops when you own land.

My long term goal is at least several hundred acres. In 1999 I bought this 10ac I built my house on in Grimes County. House and land are payed off but having 4 kids has pretty much put the dream on hold. I payed $2100/ac and its selling for about $8,000/ac around here now ( some are trying to get $10k but not very successfull ) so after the kids move out I will probably sell and move farther out. I put 10% down and financed for 10yrs.

I have 28 acres that we built our house on. I take a doe or two every year off of it and even see some decent bucks around. I'm only a mile out of town but get to live in the country.(sorta)

I have even kicked the idea around of buying some heavily wooded east Texas land and then have someone come in and select cut it to thin it out and sell the wood to the mill. On the land i have now i let a guy come and take down 7 trees and gave the logs to him for taking them down. He said he would make about 900.00 by selling them. They were large pine and sweet gum trees. On the right piece of land you may be able to help offset the price of the land by marketing the timber. Or buy small tracts clean them up and resell then upgrade each time you sell till you get the piece you want to keep.

I own 200 acres in north Missouri. and live on it. 50 acres in crop land and 150 in woods. I am so lucky to own this as it is getting harder to find a place to hunt up here. too many farmers worried about liability....Shoe

32 acres. Owner financed. 7% interest. 2000 down. After negotiated the down payment for 3 tracts. All raw land. Put in water pipes myself, tied to county WSC.

Water pipes leads to livestock watering tank and one all the way around to the camp. Built a meter pole with licensed electrician friend. Built front pasture fence for livestocks. Probably will build/put in a small septic tank for trailer.

I paid way less than i would if I paid a contractor. I got 20/30/50 amp outlet with 200A breaker with over 50?? Circuit breakers. I only use i think 7?? Breaker so far. Gives me a room to expand as time goes along. I paid cash for all the things i put in.

Its a lot of work but very rewarding. I plan to pay off early to save interest.

Good luck!! I hope you get one day soon!
