      You will be surprized at how fast trees and undergrowth grow. I have let the back of my place grow wild the last 5 years without replanting anything. Lest a few scattered oak trees of different east Texas types after the last clearing. The volunteer oaks trees are about 10 foot tall. Under brush is so thick I have to keep a trail mowed or I would have to fight my way through it. I have seen more deer and hogs in this section then I ever did when it was cleared.

      You are not trying to grow a forrest just a habatat for the deer.

            X2. I have hunted deer on the edge of a wheat field that only had a small strip of trees (about 30 yards wide) running up through the middle of it; killed a few nice ones like that. Most people think there is not enough cover for deer and so they don't hunt in those places. Big Mistake! You may already have deer on your place, so be careful not to do too much; or you could cause them to move out. Put up some cameras and see what's out there, then take the great advice of our fellow TBHers. Good Luck and color me green with envy.

              I know we may have an occasional deer on the place, but in my 18 years of going out there i have never seen one. Anyone have an idea of where i could get ahold of some mesquite seeds and oak seedlings?

                      black walnuts so your great grandkids can appreciate them...

                      I used to hunt on an island in the Mississippi river where they planted blacks and had drip irrigation to give them the required 15-20 inches per year....they expected them to be harvest ready in just one short century

                          Just got back, absolutely has the potential to be an awesome place. Story time before pics(ill post them after i take a pool break ) Well I went into DQ in Rhome i ordered my blizzard and sat down. All of a sudden a song came on. It was "My Wish" by Rascall Flatts. This was the song that played at my uncle Barry's funeral. Hes the one who got me introduced into the outdoors, and the man who taught me how to hunt. The first part of the chorus is "my wish for you is that this life becomes all that you want it to, your dreams stay big, your worries stay small". That hit me hard but i thought it was really cool that it happened as i was planning out what i dream to do.

                            Being this close to the metro…. It would be worth seeing what you could get for it. There may be great potential with this piece of real estate, but one thing that has always been forced into my noggin is to never fall in love with a piece of real estate. I build and sale custom homes as well as buy and sale raw land. There’re always better deals around the corner. You may be able to buy a larger place, “with the profits yet to be made” that has more potential and overall appeal. I’m sure you have thought this through. Ambition can get the best of us I’m wishing you the best of luck in your endeavors, whatever they may be!

                              I know what we could get for it, and its a ton but it is known in my family that this land is never to be sold. It was a promise that was made starting with my great grandpa

                                I understand. This is why we live by the moto of never staying too attached to a piece of property. Everything I have is for sale for the right price.

                                That's how we obtained our 3,000 acre ranch. If it's your moms, I don't see what the family has to do with it. But, as I said. Best of luck in your quest!
