          Might want to check the zoning on it before you get started to. There might be some sort of ag. restrictions and commercial/ residential clauses involved

            I mean could you imagine what you could do with what you property might be worth in 10-15 years and buy in an even more remote area I am pretty sure that is what Chad was getting as was I.

                Sippy we have the same "old family place" that won't be sold for some time. I would work to improve it, but remember that family land sometimes has its own problems.

                I plant 500 sawtooth oaks this year, and wish I had done it when we first bought the place. They start producing mast in 5-7 years, and very hardy. I bought mine from Weyerhaeuser. I'll be buying more next year. If you have cattle on it, survival rates will be low. Of the 500 I planted w/o cattle I have prob 95%+ survival, and areas with cattle maybe 5%.

                          There also may be laws regarding firearms, hunting, bows, possesion of exotic game etc. that could effect how you use your land.

                            Depending on the zoning the county puts on the land, it could severely inhibit your plans for commercial use. Especially if it is zoned residential or industrial.

                            The biggest question I have for you, is who will tend the land while you are away at school this fall and so on? And knowing the drought conditions we are in right now, and any newly planted trees will need a TON of water just to make it through, how will that be addressed?

                            You asked about oak seedlings earlier, I have a suggestion for you, and it is a real one. Find and area that has existing oaks and dig some of the small seedlings from under a big tree. Plant them in a pot and tend them for about 2 years that way, then plant them where you want them. Same for pecan if you are going that route, and I am pretty sure nobody sells mesquite tree seeds since they are considered an invasive tree in most of the state. But I think you can start one from some clippings, or try to grow some from the seeds that are in abundance now. Again, good luck, and I hope it all works out!

                            And checking the existing zoning is as easy as contacting the county/city and asking. Those Tarrant County commissioners are some serious land barons!
