If your worried about building up around you, you must be fairly close to city limits? Take that into consideration, but carry on with your dreams. Just use your head and have faith in God .

I say do your research and plant a variety of different trees. Some that grow fast for short term benefit and some that take longer for long term benefit. Lay it out just how you'd like it. Bedding, feeding and staging areas all just where you want them. Go for it. If they buy you out, you can buy bigger already set up and do your thing there.

2. I never said it was 100 acres, in fact it is quite a bit more
3. Cost of fencing is not an issue
4. The cattle are in one section now
5. It is my moms land, she gave me the all clear

not sure of the soil type but if it can sustain pine trees you can go with advanced generation and those dudes grow fast! we now have a nice pine thicket and the deer tend to travel through it making all sorts of trails. they are able to move through quietly and the needles tend to make great bedding areas.
