      We're on 4k HF acres of some of the best whitetail range in the world...don't shoot young deer and feed protein...and still struggle to shoot native 170s....someone is jacking with you..

        I'd have to agree here...used to a LF place was about price per acre back in the day.

        Our lease hunters pay about $3k for 1,000-1,200ac/person which is WAY under market and will need to be changed in the future.

          Seems way to high for me and the no preseason would be a deal breaker. Part of the fun is checking cameras and choosing/setting up your own stands.

            Exactly my thinking...that is why I want to see pics.

            Shoot if he has 150-170's walking around he may be able to get $5-6k.

            Seems someone would be proud of his own place like this and want to show off deer.....especially if he thinks he may want to lease it

              The title says, "to high" and since it does I will give my opinion. $80 an acre is way above the average and way more than I would ever pay. This is especially the case when it's not a year around lease with strict rules. You could go on a day lease hunt and kill a 150 for that price and not have to worry about corn, stands, gas, work, etc...

                It still is priced by the acre for the most part... the exception being a small plot like he's offering . They usually command a little higher price . It may be exactly what someone is looking for...who knows

                  I wouldn't, but if this is your land I can see why you would want to get this much if going through the trouble to lease it out. Good luck!

                    I never said that there were giants walking all over this place. I think if somebody put in the hours they would have a chance at a very nice deer. I think a 150 is going to be more realistic then a 170 of course. Last year a 147 and a 172 were taken. I will say it again I am not leasing it. In the OP I was asking if anyone would pay for something like this and that's it. Ended up with a lot of people completely off topic.

                        i pay $1k west brownwood on 400+ acres, deer arent in the 170's though, not saying they arent there. dad killed a 150 year before last.

                          Man I don't blame you!!! With the attitude of many posters on this thread, they couldn't pay me enough to lease to them... Hard to be nice to folks anymore... Why in the world would ANYONE want to lease to somebody that bitches about anything and everything is beyond me.
