                    Lol. I've hunted with the OP a few times and seen deer on his wall that have come this property and other places he hunts around there. Just because you can't believe it doesn't mean it isn't true.

                            If you are guaranteed a 150s-170s buck, or at least a shot at one, then yes, it is worth $4000.

                            Brownwood is a very popular hunting area, but the bucks are not adnormally large. I'd consider them to be average compared with the rest of the state. That being said, with proper management you can get nice bucks anywhere. To have proper management, you would need about 400 acres minimum low-fenced. The point in saying this is that if there are 150s-170s bucks on the property, the property is too small to keep the bucks only on that property without a high fence.

                            My family owns several small parcels, and this has been the case for us. In 2013, my father harvested a buck grossing 158. There was another buck on the property scoring in the 160s that was taken in 2015 by a hunter on an adjacent tract. This is a 200 acre tract with adequate food, water, and shelter. It is surrounded by neighborhoods and cattle farms, but 200 acres is simply not large enough to prevent a buck from leaving the property.

                              Correct. He lived on it all summer and during bow season. He decided to leave during gun season. My neighbor got him.

                                Not as good as other years. The river was up all the time and made it hard on us.
