Tell me exactly where at south of Brownwood. I'm from the area, and know a lot of landowners (especially the high fenced ones), Timmins, Cutbirth, etc. I'll tell you right now unless it's on a high fence property, it's not worth it. Someone is misleading you tremendously.

I don't usually have much to say, but here's my thoughts...

First, considering the upward trend of lease prices, it's probably a deal to consider. I haven't looked it up, but what is the deer bag limit for that County? Or, what is allowed to be harvested by the land owner/manager?

Second, and this is just my opinion, but if folks would get on board with refusing to pay such ridiculous lease prices, lots more folks would be able to afford to put meat in the freezer. Not all, but many people have lost sight of the many pleasures of hunting and are focused on "I need to make $X amount of extra money this year to be able to hunt that monster buck".

I know some will agree and some will bash.
It's just my thoughts and opinion...

Do you only eat wild game? Would you not get excited if a big buck presented an opportunity?

If the answer to either of these is "no", then you also hunt for something besides just the meat.

As bad is I hate to say it I don't think you would have an issue getting $4k for it IF you have the proof of continued opportunities from year to year for hunting bucks that are 150" +. Thousands of people pay more than that for a weekend hunt to kill a 150"+ buck every year in the state of Texas.

I pay $3k in San Saba and not that quality of deer. Yeah there are decent bucks, lots of deer to see and pigs. But you aren't going to kill a 160+. So spending $4k doesn't seem unreasonable to me.

For that quality 4k shouldn't be a problem.

Like a car salesman told me, "there's a butt for every seat", there is a hunter for most every lease. There are hunters who would quickly pay that to have their own spot. Given the timing though, it could prove harder to fill. Good luck to you.
