Some of you just don't get it. Just because you can't afford something or think the price is to high, doesn't mean it is not good for someone else who can and would. But, all you can do is sit here and gripe about something you're not going to be doing anyway. Again, if you're not interested, just move along....

Read the updated post, 4,500 acres for $4 per acre, max of 6 guys. Total is $18,000, and if split 6 ways, that's $3k each.

And yet amazingly the price fell by 50% overnight after significant price resistance.

Whether I can or can't afford isn't the issue, I'm just not interested in paying nearly double the average for the area for half the season with no amenities.

You can twist this whatever way you want that's almost twice the going rate for half of the season.

Fair enough I have approx 700 ac 1 county west, I just solo for the same period after deer season and I pay the landowner a bottle of his choice.

My issue was the duration. If I'm going to pay $4/ac it's going to be for the entire season.

Quail properties can vary neighbor to neighbor, much less one county over.

$1,100 year MLD II with full year access. 1,200 acres with 9 guys. No cabin, electricity or water but likely the most bad *** 9 (er, 7) you could ask for.

Typically one "trophy", one management and two does although trophy is always <150".

No cabin?!?!? What do you sleep on? The ground? No electricity? How do you watch college football on Saturdays? No water? Can't imagine how bad all you guys smell after a long weekend. How do y'all never shoot each other with that many hunters on a place? For 8 dollars an acre....

Every one can find something to grip about on any place. People up north think we are crazy to even pay for hunting. A good bird lease I could see going for that much. People get crazy over them birds. At 4 dollars an acre someone might get a hell of a deal.

I live in Kerrville but have been in the hunting and wildlife management business for 16 years. I know what leases do, and can, go for across the state. I even worked for NWTF for a while leasing lands for TPWD across the state. Good hunting is worth paying for.

Then you should have known that $8 an acre was astronomical. Not anywhere near the market. You will be fortunate to get $3.

If I did that most would cry on here. I'm all for hunting, but the ranchers and second hand guys take advantage of the city folks these days, but then again they are stupid enough to pay it.

You get what you pay for. 9 trophy tags a season off 1,200 acres. Wow
