    Bad landowner thread

    If you have had a legitimate bad experience with a landowner or broker , post up your story. Please keep it civil and factual . I've never had a bad lease experience myself but I'm sure others could benefit from the knowledge of the green screen .

      We had a lease broker up in Archer County that was day leasing our season lease during the week when we weren't there. The landowner found out after the cattle guy finally caught him, the sheriff was called, and I think he pretty much got ran out of the hunting business lol. What is a shame about it is that the landowner had an awesome property, and he was so mad and burned by the whole deal, he didn't lease his property for many years after that.

        We had another lease where the landowners son was the biggest outlaw in they county (found that out after the fact), and the son was hunting our stands during the week when we weren't there.

        If you hunt enough places, you will have a bad experience unfortunately.

              I have actually had both those experiences on two leases in the hill country
              Also met three of my favorite people when I leased their places,including my current rancher.

                I'm in the process of getting off a lease in Red Rock, TX that the landowner and broker over stated the land size and falsified the contract, owner drives around property everyday including beside feeders at feed times morning and afternoon plus opening morning, owner also changes rules and deer numbers mid season, owners let dogs run entire lease chasing deer at feeders daily and get mad when asked politely if they can tie them up, listed as having running water in camp but only water that runs is the rain run off. It's back up for lease if this is something you're looking for. PM me and I'll give you all the details

                    Words of warning in Montague Co / Bowie

                    Owners of property in Bowie on NE corner of FM 1125 / Turkey Creek Rd are dishonest thiefs. Property is near dam on Amon Carter Lake.

                    We had lease for many years and improved property only to have them steal over $10,000 of our personal posessions by denying access and lies. Runs in family as locals shared earlier family members who were attorneys did same and stole properties during hard times.

                      Hunted a place out near Harper. The land owner told us time and time again, almost every time we saw him, shoot anything you want just don't shoot my goats. Well my BIL shot a nice axis buck, shortly after BIL shot the axis he brings it into camp and the land owner shows up. As soon as he saw the axis you could tell he was mad as hell, he started pacing back and forth while we were talking about different things. He then blew up saying that the axis was going to cost my BIL another $300. We pointed out that he said many time in the past shoot anything, but the goats. He kept carrying on, it was a very uncomfortable situation, because normally he was very friendly in the past. So, he finally conceded and said my BIL did not owe him another $300, but he said the next time anyone shot something other than a whitetail it would be $300. He got in the truck and took off to go home, about 10 minutes after he left he showed back up, got out of the truck and said "I want to make it clear if you shoot anything beside a whitetail it would be an extra $300". He looked like he had been crying.
                      The next year he wanted to go up on our lease from $300 per gun to $950 per gun. We left the lease. We think his sons in law where pressuring him to get us off, so they could hunt. He sent each one of our families Christmas cards that year. The next year he asked if we wanted the lease back at the old $300 per gun. We declined. We still receive Christmas cards from him to this day, 10 years later.

                        There could be some good value in a thread like this in giving others an understanding of what can go wrong out there.

                        We leased a place west in Stonewall county. About 600 acres of prime hunting land between four guys. Typically the land should be 600acres per person out there, but this entire area was dense and held hundreds of deer. Landowner was a good ole boy, liked to BS, which seemed good. Once the landowner got his money, he turned. He wanted us to call a week before we planned to come out, no big deal, but all of a sudden he started saying that some of these weekends weren't going to work out and we couldn't come. He mentioned several times that we should take our stuff and leave, yet no money would be returned, this was before season even started. He demanded we move stands because they were to close to his roads. He said that us driving around in wet sand caused erosion and so we couldn't come if it was raining, yet we'd see him drive his diesel around in all conditions, This was loose sand that filled back in the minute you were gone. Tons of loud, obnoxious phone calls from a drunken man... to the point that it was not even fun driving out there knowing we may have to deal with him. Just lots of random BS things. We hunted when we could, made the best of the situation and got out of there after the season.

                        Point is, if at all possible on a new lease, split the payments to your landowner up in half or quarters to keep them interested in having you out there.
                        Make sure you have a well written contract stating all the little details, ask around to friends or others to look over a contract. Possibly a note stating refunding of money.
                        If the landowner seems a bit weird, be very cautious.

                          1. Leased paper company land. They did a control burn on opening day of bow and gun season. Both right where I was hunting.


                          2. Leased a property (300 arces) in Mason for 2 years no problem. Bow season only. The third year he leased gun season to 3 (THREE) Hispanics. We ran 22 different people off the place in Oct when we were trying to bow hunt. Rancher said that they were paying more money so **** off.

                          3. Leased from a guy for 13 yrs with no problems. Leased another pasture. First year ok. The next year he put 700 goats on the 700 acres. We told him we would drop off. He removed the goats and then put them back on after we paid. Place was nothing but dirt. Two deer killed in Llano county that year.

                          3. Leased from a guy in Tilden for 3 yrs. No problems at all. Fourth year the rancher was going to do some clear cutting. He clear cut a different area than he promised and told the guy whose section it was in that I was told in advance. A LIE. Found out he had day hunted the place. BOUGHT a trailer home from him to camp in. The next year he GAVE it to another hunter and said we could not stay in there. There's more...........

                          4. Leased a property in Liberty hill. Owner told us it was 600 acres. We figured out it was 300. He said that he and 2 friends would dove hunt a pasture on our lease. We saw as many as 20 people at a time out there most days even during the week. Said he would have his ranch hands clean out the camp house. We had to clean out the camp house. He said to put trash on the porch the ranch hands would carry off. Later he brings a cattle trailer to put the trash in. WE FILLED up a huge cattle trailer with the trash. He never hauled it off. He needed to use the trailer so he threw all the trash on and the porch and steps so we could not even get into the house. Comes back and chews us out for the trailer being loaded with trash. ????????? Then tells us to put trash back into the trailer. Mid season the REAL OWNERS show up. Oh it was great fun. I hunted 36 days and saw ONE deer. There is more...............

                          5. Hunted Mason. Main problem there was that owner and friend hunted our stands and we were promised a long term lease but due to a divorce we lost the lease after only one season.

                          6. Had a lease in Richland Springs. Leased from a guy on here. Was told it was 600 acres it was 300. Sound familiar? Got off before the season started. Another guy on here took the lease. First year was ok. The second year right before the season due to a death in the family he was kicked off and money was not refunded.

                          On a lease now. So far so good.

                              Probably just a misunderstanding. His communication skills might not have been his strong point but it sounds like he was actually a pretty good ole dude IMO.
