Well looks like we will be moving off of this lease and looking for another. Land owner and lease broker are both worthless. Spoke with landowner and broker, they said it is what it is and that deeds must be pulled for true size. Little do they know that the cad site list the parcel size and deed from where info is pulled. So I guess moving on to next lease where rules don't change mid season every year.

Years ago I hunted on a lease one year. Represented to be 360 acres.
After a month or seemed to smaller than the quote. So after some investigation and some calculations and it turned out to be 240 acres.
The outfitter had just flat lied to us. We confronted him about it, but it fell on deaf ears. Leasee beware. Check that out before hand.

I am sure you knew where your property/lease was on the CAD map, but I knew a landowner a few years ago that told me I could hunt their property in fannin county, they asked if I knew where it was, I said yep, I found it on the CAD map, point, click, LO name and info...
well, I make a trip up there and no sooner than I get through the gate I get stopped by an older gentleman asking me what I am doing, I'm checking out this property sir, appreciate your concern...well the CAD map was wrong, this old guy owned the place and the place I was looking for he told me was about a mile down the road. both very similar sized properties, but completely swapped on the CAD map. turns out the same LO's owned another place in the area and the CAD map had it swapped with their cousins land.
a phone call to fannin CAD fixed it pretty quick, but relying on those things solely could get someone in trouble.

I guess it depends how the lease is written. Some may be $/acre. But many just describe a particular pasture.
Most of my leases have said something to the effect of ".... leases certain real property in ________ County described as ______________ . Both Lessor and Lessee have examined the property and are in agreement of the location and boundaries."
The best time to investigate and hash out any size discrepancy is before you sign. Good luck.
