I wouldn't. We have all the hunting rights leased on our place and have the ability to sale javelina hunts on it. We have thought it through a hundred times and the monetary value just isn't worth taking the chance out should getting hurt on the property.

The liability would keep me up all night but I speak as landowner, not someone who leases land.

Couple the liability with total strangers knowing just what you have on the property and that's not a can of worms that I'd allow to be opened on my place.

Your intentions are good but I would suggest going another route.

Truly, it is all about getting more families out into the woods and an excuse for me to make time to get my family out there as well.

I know that there are probably many dads just on TBH that would like to find a place to take the kids camping other than a park.
State parks are great, i take my family several times a year. But a real ranch, open to exploration( by a guide...me) is a different story all together.
Besides, i enjoy meeting new people, sharing a camp fire, camp cooking, and hiking

I try to keep our ranch quiet in the off season as we are mld and hunt very week from sept to feb . I wouldn't want anybody else out there unsupervised

I wouldn't do it. Don't want people running around the place even during offseason. There are a lot of good people you wouldn't have problems with, but too many ready to take advantage anything they can.

People tearing stuff up, trashing the place out, keeping the game run off and liability due to lawsuits would be a few of my concerns.

Not worth it to me, one broken leg, one shot cow, one drunk driving thru a fence and you are in the red.

Set you up an LLC, buy insurance, etc. and your profit is down the tubes.

No. I cherish my little huntin spot and don't want to do anything to risk my standing.

                        How about this scenario
Land owner says i really need to make more money with this place, the hunting rights just are not enough, Can you help me provide camping adventures during the off season?

                        What would you do?

This is what comes to my mind. Sounds like way to much risk for little rewards.

If that is the proper translation, then I would bet you wouldn't be on your lease very long if you allow strangers to trespass on someone's land without the landowner's permission.

If I were the landowner and found out my hunter was subleasing, I'd have him collect his things find a new deer lease.

I would start looking for another place to hunt. Because the end is near.
