Set up right beside him but with the feeder on your side and do not open your window.
Had this happen on a family ranch. I had put out a lot of corn and protein. The night before season opened I had removed all the feeders and protein feeder I was worried about ants so I spread seven dust all around the area. I left the stand with no floor and had a new one built and up opening morn.

Isn't that the feeder you've been having problems with ? Aren't you planning on fixing it tomorrow morning ? Like at daylight ??

Tell the owner that the reason you can not share the blind is due to it being a safety issue. She may not understand hunting, but I'm sure she will understand the safety aspect of it.

I would do this, but also add "SINCE IT'S MY FEEDER"!!!!
Just beat him there opening morning. If he put a latch on the door on the inside, lock him out.
Then I'd tell him he has a ***** whoopin comin if your pop up doesn't show up soon.

If you do any of the obvious outlandish things your setting you next spot up to be ruined by him, and for him to go complain to the lady who may just call off all the hunting. The barber hair trick works great (personal experience)...and he will completly clueless as to why there are no deer and won't know its you. Make sure you sprinkle it on the game trails they enter that area through.

Some great ideas and they have me laughing.

Borrow a FoxPro and set it just in the brush behind his blind. Take cover in the brush close enough for the remote to work. Just as he is crawling up the ladder or getting in, hit play with the coyote locating call or the mountain lion mating call. There is a good chance that he will have to go home to clean himself up.

All funny I would just take his stand put it where he can't hunt out of it and and wont be able to find it put your tri pod blind up with a well hidden camera pointing towards it if he takes it again take it to the lady and tell her what's going on when he mentions his stand tell him it was there the other day

Go bowfishing for some carp and leave a couple in the blind for a few days.
                                He'll burn it down himself.
