I just plugged my tiny home in this engine for grins.

My Homeowners went up by a grand this year.
I asked my agent to shop and the only way to keep it the same was for my wind and hail deductible to go up.
    I chose the extra thou.

The two carriers Goosehead listed were 1k and 3k higher than what I paid already .

    Next year's gonna be fun.

I haven't seen any SageSure adds on TV, maybe they don't play that way with their profits.

did you see a lot of roofing company ads in the last superbowl?

      how about insurance companies?
I’m a commercial agent and I agree with the statement above. I work for my insureds and it frustrating how tight the property markets have gotten in the last 2 years.

Only problem with his statement was that no one in this thread has blamed a roofer for his insurance going up. The blame this time and every time is the insurance companies

Im still confused how most folks in general and probably on this thread apparently think that insurance companies are supposed to absorb the ever increasing inflation that the GOV. is responsible for. I hate insurance increases as much as the next guy but most folks griping about it pay 10x more per year on a truck than they do on home owners insurance, probably 10X more in property tax as well, neither of while have any return on investment like a home policy does

This is also true. Every time we have a storm roofing vultures are out telling people they will get them a new roof even if there is no damage. I know because they stop by my house.

I had 2 client have uninsured motorists claims in the last 3 weeks. Another reason for rate increases is the higher number of uninsured drivers on the roads in Texas.

What about the roofers that carry around ball ping hammers?

FTR, I’m not saying this is all or majority share of roofers. But, there are some out there.

You don’t read very well….its already posted above and then here you come to bring it up again

20% inflation in construction costs does NOT equal a 100% premium increase, especially coupled with huge deductibles.

the simple fact is that insurance is no longer a value proposition for most people.

regardless of how dumb this statement is….most qualified adjusters can easily tell the difference in mechanical and hail damage.

if a billion dollar company is too stupid to figure out who the fraudulent contractors are….

i don’t trust them with my premium dollars.

                this isn’t rocket science.

Yep, I had roofer come in under what the adjuster said it would be. Our roofer didn't play the "let me see your insurance amount" he came out gave the quote and when ready we called him. Tier 4 shingles and we got $1000 a year knocked of insurance for new 4 roof. It took so long between his quote and insurance to finally get claim right he told me shingles had gone up and would be X amount more and I knew they had gone up in the time between. USAA. First adjuster was a kid, his parents had a company, and he didn't know anything and got most of it wrong and had to get another adjuster to come out that knew what he was doing. Roofs are just expensive, as is everything now. We pay extra for an "overage" if house is burned to the ground/totaled and living in country it will go to the ground.

We are looking at moving to Florida and insurance companies are bailing there left and right too.

Naw brah, billion dollar insurances companies are too smart to send out an adjuster than doesn’t know their rear end from a hole in the ground.

I literally walked around with him pointing out the stuff and he still missed a bunch, 2nd adjuster was a professional and knew his stuff. When first one wasn't taking notes on what I was showing him I knew right then he would screw it up, just like some waiters that refuse to write down an order but on a much bigger scale.......He was way off on roof, first kid.

Not only are they doing it….it’s intentional.

The newest trend is to send out minimally trained non-licensed people to take pictures,

then Talaquineisha, the desk adjuster, who has never been on your roof (or any roof for that matter) decides that there isn’t any hail damage, or the hail damage is too old, or the hail damage that is seen doesn’t line up with the size of the reported hail.

and that’s how you get less than you are owed.

there are huge class action suits in process right now due to this nonsense.

My younger brother was an adjuster for a while. He was shocked at how flippant his trainers were at getting it right. He said they just glanced at things and said "new roof" etc without really looking at it. He said the guys that did that got more work, and were sent to more jobs. Basically the bigger the claim, the better they looked ( I don't understand how that is, but whatever ). He took his time to do it right, get real numbers to both make the claimant whole, while not wasting insurance company money. They did not like that, they wanted a number quick, then move to the next one.

He eventually gave it up, said it's too crooked

I think that is part of my issue. My distance from a fire station is about 16 miles. One agent had me fill out a form and one of the questions was the response time for the fire station I had listed. She said that had to filled in in order to get a quote. I called and talked the VFD folks and they wouldn't give a definitive response time due to circumstances at the time in need. Which, I agreed. They also said they normally get that question from the insurance folks not the home owner. The insurance agent she couldn't help me.

The insurance companies are just using the fire danger as an additional excuse to charge more for anything not in the city. This is of course accurate in that your house will burn more completely the farther you are from fire station etc. However the percentage of claims payed for fire vs hail, wind, etc has to be almost nothing. They are also using standards from other climates and regions that simply aren’t the same as your area for hazard prediction. It’s the typical people who don’t know what they are talking about as they are in an office somewhere in California or they just use the same formula for all. Obviously there are many things at play as been discussed but I can tell you fire has got to be the least likely claim to occur to most people and insurance companies could almost not even consider it in this area compared to hail and wind.

I've actually just broke even. Own my home for 16 years, always insured. Changed insurance company last year and filed my first ever claim. Got a new roof as well as some other items added as damaged. Lol my policy renewed but will cost 50 a month more now. You always hate paying insurance premium, but dang glad you have it when you need it! What gripes me more is the continuous auto insurance rate hikes!
