    It shouldn't be this hard to get a home owner insurance policy... but it is geez

    Should move into our new home build next week. I'm having a heck of a time trying to get a homeowners policy. Been to a few independent agents as well as Germaina & Farm Bureau here in Burnet.
    Thought I had a policy with Progressive, but the person writing it up had the coverage amount wrong. By the time it got straightened out, the agent said Progressive quit the homeowner policy stuff effective 08/13/2024.

    So... has anyone obtained a new policy lately? My issue is I'm about 15 miles to nearest fire station.

    Thank your friendly neighborhood roofer and his new million dollar boat. Companies are fleeing the state from all the hail storms.

    Im hearing some companies are more likely to issue a policy if you go with a higher deductible.

      I haven’t had a policy done lately. But I’m with State Farm in burnet.

          The homeowner/vehicle insurance market is in flux. Most all companies have gotten hammered with all of the hurricane, tornados, flooding, etc. going on not to mention all of the influx of people into Texas these companies are getting hammered with claims. Insurance companies are not unlike any other corporation. They are in business to make a profit and if that is not happening then they take action.
          For example - California has had so many claims that major companies just left the state and will not offer coverage there.
          So be ready to have higher deductibles and limits - my advice is to keep looking for an independent agent to provide you quotes and select the best offer you can find - only other option is to self insure which IMO is not a good idea

            Folks at farm bureau said they are allotted a fixed amount of accounts to write per month. Germania, I think said that maybe will be writing new policies in January. Supposed to have access to Farm Mutual in Burnet county. However, can't seem to get these folks to answer their phone.

              I did notice that the deductible for the progressive policy was 2 %

                Many insurance companies like ti limit the number of policies they have in a given area especially high end homes and businesses. That might be the germania issue. Some big names dont like having rural policies because of the risk. Being its a new build it should be fairly inexpensive who ever you get...unless your place is much higher value than average.you might try Nationwide, liberty mutual, Erie, travelers.

                  I shopped lately. Changed from AllState and their 31% attempted rate hike to State Farm.

                    That is wishful thinking. I got mine renewed this year at a 43% increase. Pretty much the same on our rent houses. I read this week that the insurance companies in Florida are seeking close to a 90% increase. Look for 4-5% deductibles for hail in the near future. What that translates to for most people is that roof damage from wind or hail will be at the homeowners' expense.

                        No mortgage, house is mine.

                        Fishndude, I'll check with state farm. Not sure what companies the independent agents look at.
