Just had to change our homeowners policy with State Farm. We had rented our house out for 12 years while we were out of state and then back in Texas but living elsewhere due to careers. Anyway, have had the home insured with State Farm for 19 years. Went to change it back to us living in it, which one would think would be easy, buildings are the same, only difference is liability and personal contents, well it is not easy!!! It is a "NEW" policy, so they had an underwriter come out to inspect the home. They didn't like that 2 trees had a total of 3 branches that were barely touching the metal roof since we have them thinned every winter. That and they insisted we needed a handrail off a 2 step back porch off our bedroom, said they would not write the policy! I was floored, called the owner of the agency, he came out and thought it was all BS, but said we needed to do it, so we did, not a huge deal. But in the process I shopped it around and came to find out that NOONE is writing new policies!!!! I finally got Farm Bureau to agree they would, but it was not going to save me any money, so when State Farm came back and ok'd it, I stayed with them, but I was totally surprised that none were writing new policies........... good luck, but I suggest taking whatever you can get right now and working it later! It is a total racket as we have NEVER had a claim on any home we have had and have had State farm for 35 year and 5 houses!

The key right now is to stay away from any of the larger insurance companies. Find an independent agent who writes for companies that are rated but you’ve never heard of. All the major companies pay BILLIONS $$$$ in advertising and are losing money in claims as well with Loss Ratios in the Red. Go with a company that has “Re-Insurance” through a global company but doesn’t have a duck, Emu, Lizard, Transgender, Jake or some former b-actor dude that constantly crashes people’s belongings…….because I promise, they’ve all “seen a thing or two” but not all of them pay Billions in advertising to tell you.

What Sackett said is true. I sold as a captive agent for one of the major companies listed above that shut us down from writing homes mid June of 23 and opened us back up in 24 with a capped number of homes and ridiculous requirements such as roofs older than 5 years are out. Insurance companies are in it to make money and the loss ratios are out of hand. Any reason they can think of to not accept a risk they will find. Captive Agents simply don’t have the flexibility to find you better coverage or better carriers in this very tough market
Lots of storms and claims are part of the reason. High advertising cost is another. Look around and how many roofers do you see. Roofers are raking in BIG money and where do you think that comes from? The premiums we pay for.

I had my house insured through Lemonade at a great rate following the advice of those that said to go with a smaller lesser-known company. They declined to renew earlier this year due to high risk of wildfires in my area. So I went with a local State Farm agent, moving all my home and auto insurances with them, and so far have been happy. We had hail claims on the home and one vehicle before I even made my first payment, and all was handled they way one should expect, as far as I can tell.

I don’t want to hear about how many claims they have Had to pay out! In the Red? How about all of those years they weren’t inundated with claims? Did they not put all of that money aside for a rainy day or year? I know that Everything is more expensive now but in my mind they have been extremely greedy and it is definitely showing now! I’m just 60 but I have been paying premiums since I was 18 never have I ever been without insurances even when times got really hard! I have always paid for full coverage on every vehicle I could get it on . I have filed a small handful of claims throughout my insured life. There are so many people that have done the same and are much older without filing Any claims! I don’t want to hear about their pisss poor planning.

Reach out to these guys. I went to at least 5-6 different brokers. You won’t find a home policy under 2% now but that’s only on the roof. Everything else should be 1%. My wind/ hail deductible is 3%. If you’re getting a new house you shouldn’t need a new roof anytime soon so 2% shouldn’t be a big issue. Insurance sucks now that is forsure.
