      I have plans drawn for a 2600 sq ft home and have given to three different builders in the corpus area, all three were in the 132-134 per heated foot. Fairly simple home with hardy board exterior and metal roof.

            Just house. Fully custom, pretty tricked out. Job finished wood floors, beams, foam rafters, 16 seer hvac, upgraded tile, granite, custom cabinets, 10k landscape allowance, 20+k appliance package, tankless water heaters, fir for frame material on 16" centers, house wrapped in osb, etc...

              PM your number if you don’t mind me asking a few questions. Trying to stay at 140sq house only no landscaping. It’s a package deal and I’m using my builders wife as my realtor to sell my house.

                  Second is $140 -$165 sq ft air conditioned.

                  This is a fully 1 off custom home with upper to high end finishes. Exposed beams through out, stone and brick inside in some areas, custom cabinets, 2 fireplaces and so on. This is an average size but has a ton of patio and covered porch and a 34x28 garage.

                  This is on my property. Time lines are crazy, I'm hearing 12-14 months to 5 months depending on which builder you talk with.

                      I’d be very cautious with any builder who claims they can be complete in 5 months.

                        For the people getting custom homes around $100 sq, congratulations.

                        Maybe I’m getting the “tire kicker” price, but all my quotes are around 140-160. That’s with custom everything pretty much.

                                A lot of the builders around here are cost plus. What a great incentive to jack the price up. The more they can charge, the more they make. Start with an unreasonably low budget on everything to get the job. Then jack the price up as you go along. Nice racket!
