Seeing as this post is from 2012, Dont hold your breath on sub $100Sf prices. Might as well bump that up to dont hold your breath for under $120 SF prices..

Do homework and plan way ahead. I actually bought sink fixtures, tub/shower fixtures and all cabinet door pulls/knobs from ebay way cheaper than local chain stores.
Saved myself a couple grand there. I installed all cabinet pulls and handles myself. Your plumbing contractor can cut your rate if you install faucets yourself.
You can also find bathroom exhaust fans and house lighting on ebay.
I think some commercial builders over buy and sell the unused stock on ebay.
      Just a though.

I'm a builder here on Lake Fork. First it depends on what square footage you're talking about. Heated or under roof. Big difference. Sub $100/sqft ain't happening if you're talking heated even if you're contracting yourself (which isn't allowed by a lot of banks). Labor and material are increasing daily.

WOWZERS. In my market (Dripping Springs), $150/foot is going to get you a very moderate, low upgrade custom home. Most are in the $200/ft range.

I’m a builder. When I meet someone or someone calls tire kicking I tell them 100$ sqft under roof. Living porch and garage. Average it all out. It is pretty accurate. Did two bids this week. A 350k bid and a 625k bid and the were 100 and 103 respectively. Per ft under roof. It’s really all builder specific. We build cost plus.

Dang. My contracts are way too detailed. You've got it down to one short sentence.

                    $100/SF is a good number.

Will every hand that works on your house be an American born citizen?

That determines a bulk of the cost.

Absolutely not. Not something I even want. I like guys to show up, work a full day, work hard, and not steal from me.

Yeah that’s pretty typical around these parts for the most part. I owned the land. Dirt work and septic drove my build a little higher. I know guys from work getting nice homes built on their lot for 65-70 a sq ft.

I'm a builder in the Houston area. I may be able to dry one in for that cost. I quote tire kickers anywhere from 175-205/sqft.
