            When I say tire kicker, i mean someone without plans. You cant give hard numbers on a house without plans. It's like this saying i heard once. "How much is a basket full of groceries?"
            It all depends what you put in the basket. I agree, move in ready is definitely cheaper, but you have to settle. Different strokes for different folks.

                Another part of the deal is how many 90% angles to the home. A box is 4 angles. Adding any more costs extra.
                We pay more for home insurance because we have twelve 90% angles...........

                Building it today would be big money...............

                    My first house was $9 sq ft and included the lot.
                    That was in 1968 and one block off of Grapevine Lake
                    Total price was $16,400. House payment was $132 mo. and I could barely figure out how to make the payments on a $600 a month salary and gas at .24 a gallon with a $40 a month car payment.

                      I've dealt with shoddy work for 15 years in my current home. Most of which I have replaced and or fixed. I won't be doing that again.

                      It is possible. My old sergeant did his own cabinets my AC guy did his own AC and electrical. One house is 3 years old one is 8 months old

                      Heck, my brother did the air conditioner and Plumbing in his house twice. Ford burned it down

                        The issue is several factors. Warranty, timing, and schedules. I've allowed it before, and its typically been a nightmare. I have monthly expenses like everyone else and when a homeowner has a guy they want to use, for let's say cabinets. If he is a one or two man band, builds them on sight, and it takes him 4-6 weeks to build the cabinets, versus my guy who owns a shop, measures, builds them off site, brings them back and installs them in 2 days. What that means is I pay an extra month of everything I have on site that is a monthly cost, an extra month of payroll, etc...

                        On the warranty side, there just is none when something goes bad. It's also easier for a homeowners trade to lay blame on the builder for a warranty issue, and if hes buddies with the homeowner, guess who the bad guy is, us GC's, even if we didnt do anything wrong.

                        These are the main reasons we like to use our guys.

                              A lot depends on where you live from what I understand. And a lot of it is subjective to what you consider " nice " .


                              A Custom or Semi-custom home with Stucco/Stone exterior, Good Granite, Hardwood Floors in most rooms, 12' + ceilings, etc....is gonna cost you. The $200/foot range isn't unheard of here in my area. Just a few years back $140/ft. used to get you a pretty decent custom home, now that will get you a ranch style house with 75% hardi-board exterior, Tile or concrete floors, level 1 granite, maybe some decent porches on the front and back.



                              When I hear of guys claiming they are getting nice custom homes for $100 or $125/foot, the first thing that goes thru my mind is one of two things


                              1. Their definition of "nice custom" is different than mine OR


                              2. They live in an area that isn't competitive and the builders build for cheaper.



                              Areas like Wimberley, Boerne, Dripping Springs etc. are smoking hot right now and even tract homes are selling for crazy high prices compared to the Metro Areas. There is $100k difference a lot of times from being in Boerne to being in Good areas of San Antonio for the Same house/ sq. footage.


                              When you ask the question of what houses are going for a square foot, you have to be more descriptive about what you have in mind for a house your wanting to build if you want a accurate price range.


                              One thing that has happened since this thread was made is material cost has shot thru the roof. Two of my good friends are Custom Builders and they told me material has gone up about 40% across the board from 5 years ago.

                                So true. I was talking to some folks the other day and they were talking about getting a custom home for around $125 a foot. I asked him what the finishes were and it didn't have frameless shower doors. It had level 1 granite, LVT as main flooring, appliances from Lowe's or Home Depot, no outdoor kitchen. Yes it is very subjective to what the person considers "nice". Like I try to tell my kids and grandkids, everyone is proud of what they have, regardless of what it is, they are proud of it.

                                I could be hap po y in a small modest place, but I have a wife who thinks differently.
