The issue is several factors. Warranty, timing, and schedules. I've allowed it before, and its typically been a nightmare. I have monthly expenses like everyone else and when a homeowner has a guy they want to use, for let's say cabinets. If he is a one or two man band, builds them on sight, and it takes him 4-6 weeks to build the cabinets, versus my guy who owns a shop, measures, builds them off site, brings them back and installs them in 2 days. What that means is I pay an extra month of everything I have on site that is a monthly cost, an extra month of payroll, etc...
On the warranty side, there just is none when something goes bad. It's also easier for a homeowners trade to lay blame on the builder for a warranty issue, and if hes buddies with the homeowner, guess who the bad guy is, us GC's, even if we didnt do anything wrong.
These are the main reasons we like to use our guys.

All good points, this whole ordeal has been a reality check for us. I was thinking 100/heated ft was doable, not even close, the 132 we have been quoted is for a very modest semi custom home on land we own and does not include septic or flooring. Add a water well, electric drop, fencing, barn, and dirt work it makes me want to move into an apartment.

Man I hear you. I want to build one for myself right now, but construction costs are just high. I built my first one about 10 years ago for $88/ft. A built and sold one 3 years ago for $125/ ft for profit and not much profit at that. And now days my cost on one is higher than that by a decent amount.
A lot of factors to consider. I’m getting plans drawn up now for a new house. ~2300 sq ft, ~1000 sq ft of covered porches with outdoor FP, and a 23x34 garage. Stone/stucco exterior, wood tile floors, granite, custom cabinets, beam ceilings, etc.

Without the lot I’m around $141-145 per ft.
This is in North San Antonio.

What is the profit margin on new home builds ? If I had the skill like antler86 I’d build one myself. I was talking to a home builder in Normangee a couple months ago and they said between 85-95 dollars sq ft to build on my land. They have done several home add ons for us
Yeah. Wife and I have got bids from a few people around limestone county. I'm starting to wonder if we got a "tire kicker" price from the first guy[emoji849]
Jokes on him though cause we should be closing in a couple weeks on the first part and he lives across the street from the construction.

Under the roof. This particular plan had porches front and rear but not alot. Simple home just under 2000 sq ft concrete floors throughout. Would be a second home and possibly retirement so nothing fancy
