My big ones I always include are the following.
2 years to complete construction from start. Start is forming slab.
RV, boats, tractors etc to be sheltered.
80% masonry on sides, on main structure.
Barn or shop can be metal. House is a no.
Shop must be located beside or behind house.
Add “storage pods” to “RVs, boats, tractors…” These have never been an issue in my 45/yo neighborhood until recently (post-COVID), and now there are two or three homes with storage odd that have been there from 3-12 months.

Additionally, our CCRs limit the number of nights commercial vehicles can be parked in driveways or on the street.

Not sure if you have any common areas for public gatherings (I.e., parks, greenbelts, etc.). If so, rules of use need to be drafted and plans to maintain it (landscaping, trash removal, repairs) need to be laid out.

Spot on - but my concern would be someone building a shelter for an rv without a slab and hunkering down in an RV for multiple years without building.

In addition to location of accessory buildings I would also consider restricting how many along with size and height.

Lots of good info in this thread - I'm bookmarking it!
