Yep, that’s because it’s not enforceable. As far as businesses go, you have to get specific about equipment, traffic, and other things visible from the street.
The biggest challenge in all of it is enforcement, decision making, and who each fall to. I feel like you are going to need some sort of charter, or bylaws, beyond regular deed restrictions. The first time one deed restriction is broken and goes unpunished, it is then null and void.
As far as enforcement, you need a document with enough teeth to get the job done, but not so much as to be offputting from potential residents. And then there is the question of who is going to enforce things like having Brokedown cars hauled off, or travel trailers, or such… And other penalties for animals, etc.
Essentially I think you are looking for a middle ground between deed restrictions, and an HOA. The problem with most HOA’s, are the Nazis in charge who couldn’t organize a circle jerk otherwise. Once you establish definitions for “unsightly“ and things like that, the residence should have a vote on individual cases.
I’m stuck in between in our subdivision right now, and there are really no answers.

I think lots that size give you the unique ability to dictate how far behind the home outbuildings need to be, and that any/all equipment should be stored at or behind that line, and potentially behind an agreed upon privacy fence. I think most people and situations like that are going to be fairly logical, and understanding about tractors/animals, trailers/etc, as long as they don’t have to look at someone else’s mess.
But then you have to define mess, which is where a predetermined majority should rule.
