They seem a little high to me as a mortgage lender but some of them might be customary for your market
Would also be curious as to what rate you are getting with that discount point

I sold our house ~2 years ago for 135k and closing costs were about half of that FYI

That appraisal fee would be more in line with a fee for a somewhat complex residential assignment.

The lender is not allowed to charge more that the actual fees for services.
The title company has to do the same thing.
Several of the fees seem a bit high.
It is a lender or a broker?

That is an estimate, so I would assume they go on the high end for everything. That way, if it comes in less you are happy about it.

This is a lender. It’s a mobile home on a few acres, don’t know if it being a mobile home makes a difference or not..

My appraisal was very close to that. 1800 square ft house 960 square feet barn and a few acres.

Sometimes the lender will over estimate title fee's. I am not familiar with mobile home closings so some of the title fee's may be close.

We put a bid on a 300,000 home and CC were a little over $10,000! Central TX area.
