Mom harvested a 154 B&C ten point in Sonora, tx in the late nineties on our lease. We caught more heck from the leaser till we finally got off after that, everything from had to move our camp to finding the combo locks on our blinds rolled (We set the numbers to random numbers only we knew and found them changed).
When they finally went from $850 too $2500 we said Adios

Yup its sad times! the amount of people that want to spoil it for others just because they don’t have the same access and/or want to undercut you is insane... you learn a lot about people when it comes to whitetail though and karma usually handles it in the end. I once shared almost nothing, but as time has passed I’ve shared with a select few that i trust. It got boring just staring at deer and never sharing as time has gone on my very close friends see and even some get to come hunt with me. Much more fun sharing memories with others like the old days than just talking to yourself about them lol

Happened to a friend of mine who had 14K acres leased for almost 30 years. He won the then Cotulla Big Deer contest, Las Cazadores contest and the owner informed his group that some doctors out of Dallas had offered him much more money per year for the place. My friend and his guys said they would match whatever the doctors were paying but he had already accepted the deal.
They had built a lodge and done all kinds of improvements to the property. He was so sick about it he almost stopped hunting.

This is the first lease I got on and have been on for 15 years. I have heard that people have offered the landowner more previously. But he knew we didnt' mess up the place.

I had rules for my Mexico lease for over 30 years. If you enter a deer in ANY Texas deer contest you are off the lease. Black and white. ANGADI registers every deer for their contest so we didn't have a choice. They used to put the ranch name with the deer and hunter. Man, it got bloody. There were no rules in Mexico and many ranches got sniped by big money guys. It got so bad Angadi was forced to quit putting ranch names with the deer and hunter.
