I have 4,800 sq ft of concrete with 3,200 sq ft of building (16') and 1,600 sq ft of porch. Including roll up doors, walk thru doors, windows and building insulation I'm under $21 a sq ft. The slab alone cost $38,400, or $8 a foot. I know there are many variables but your price sure seems high and it doesn't even include insulation.

hey guys, I am new to this forum but have been on the Texas Hunting Forum for a few years. I am a metal building builder in Central TX. I am currently doing a 50x80x16 with a 15x80 lean to insulated, 5 coil up doors and 3 walk doors for a THF member for under 100k. Spray foam insulation is about the same price as the R13 4" vinyl backed insulation you normally see in a shop. Now you don't want to use the spray foam in a shop unless you plan to cover it or spray with a fire retardant. Now there are a lot of variables to look at when doing a building near the coast, one of the main ones is wind. I am not only talking about wind rating, but delays in building due to high winds. I have lost nearly a week on the building I am doing right now due to wind and I am not even at the coast. Even still $40 a foot is way too high.

I met with a builder last night for the third time to finalize a plan. 42'x76' slab, 42'x66' under roof with a 10'x40' front porch and a 20' lean to in the back. 12' eaves and a loft which is 40'x20'. He told me to expect $60-$65/sqft finished out. Spray foam insulation throughout. Shop in back is 22'x42'. Two bedrooms three baths. Waiting on the formal quote so we shall see...
