      Heck I sold 20 acres in Brazoria county for $200,000 and almost felt guilty!!
      Benders Landing lots are going for around 400k for an acre but have a 1.7% tax rate. Woodson’s Reserve right next door has a 3.3% tax rate.

      I built my home in Baton Rouge and my mortgage with taxes and insurance is $2590 a month. Moving to Texas and having the same thing with the interest rates I’m looking at 5k to 6k a month for something similar.

        We’re in White Oak Estates just east of the woodlands. I’m on an acre and there’s occasionally lots for sale here. Nice and quiet.

              Move out to the country and buy you a nice big spread with peace and quiet. I’d say anything within 50 miles of downtown Houston is way too close.

                We are in High Meadow Estates. It’s in Magnolia ISD. Not sure what lots sell for now. We bought in 2015. If you buy in Montgomery county get at least 1.5 acres. That’s the minimum for a private well. They do require aerobic septic. Buying an existing home versus building you assume the risk of cost and schedule over runs during the build process.

                    Dave that looks real close to where my brother lives. Not a terrible area but I sure like living in riverwalk better. There are lots available you just have to know where to look. reach out to me any time.

                        If you are open to other areas , Mont belvieu Chambers Cty area below 2% tax rate great schools 40min drive to downtown.

                          I live in that area, do you have kids or are you going to, schools very a lot up there? I'll also be building a new house in that area in the coming year or so, have lots of info on places to look depending on price & your commute to work. If you need help to build it yourself or need help with a good builder let me know. I'll be building mine myself.

                            No kids and won’t be having any. Wife works of 45 and Airtex and my sales territory is 99/45/59. Spring, humble, Kingwood, Dayton, Cleveland, Conroe, New Caney, Porter, Splendora. Nothing west of 45 and South of Willis.

                            Wife has to go to the office 5 days a week and I have to go to Conroe 1 day per week for a meeting. I have a builder I like but I’m open because I’m just starting this process. Budget depends on Tax rate. Want to keep my mortgage at 5k or lower.

                              My uncle live on a nice lot in that lake neighborhood off Telge/99. Really nice lots. Beautiful lake.

                                I’ll be looking in Bender’s when we move back in a few years. Resale value in that neighborhood is great, and with the tax rate low it’ll help offset the increased cost of buying.
