    Looking at Building A New House Houston Area.

    So I’ve been in Spring for close to 6 months now and have been looking at houses for the past 9 months in the area and haven’t really found anything I like. Well I’ve seen a couple but they have sold because I hadn’t sold my house yet but I close on my home in Baton Rouge June 7th. It’s looking like I’m going to have to build a new house again to get what I want.

    My wife really loves Benders Landing but the 1 acre lots are going for 400k and that would put me in a jumbo loan which I really don’t want to do. We like River Walk in Porter but there are no lots available currently so we are looking a little further north in South Conroe.

    Does anyone know anything about that area off 1314 North of 99?

    No help in the area. But.... have the builder put multiple exhaust fans in the garage. And hot water in the garage.

      There are more than a few guys that live in that area. That said, ain't no freaking way I'd even remotely consider building a new home ANYWHERE in harris County. Even of the lot was free

      South Conroe and the size of home you want, I'd look 2854/fish creek area

        Lots of development and rush hour traffic. That area is fairly low too. Magnolia Bend floods, River Plantation does have high ground and flood areas, Crieghton Ridge has some nice places. East of 1314 and south 3083 has track homes. I have family in Harpers Preserve and it is a nicer area. Their HOA is controlled by the builders and do some stupid stuff though.

            Agreed.

            Maybe check out Republic Grand Ranch. I don’t know anything about it firsthand but they advertise acreage lots allegedly at pre-development prices.

              The cedars in plantersville, 105 and 1774. Not a large neighborhood but it's a nice area

                I 2nd Republic Grand Ranch,. Lots are gonna be $150k and you'll need dirt work. I'm in her sister neighborhood of Texas Grand Ranch and you'll be in a jumbo mortgage for sure if you custom build up this way depending on your down payment of course.

                    I left Montgomery county and moved to Houston county. I could not handle the building and the sheer numbers of people moving in. All this was sending my taxes thru the roof. 600/ mo. for taxes. Heck no!

                      A few places I’ve looked at are $2000 to $2500 a month in taxes. I’m trying to stay in the 1.7% tax rate vs the 3.3%.

                          What in the heck are people thinking?? Where do these people work?? Jeeezz.. No wonder everyone up there is in such a bad mood…

                          Heck I sold 20 acres in Brazoria county for $200,000 and almost felt guilty!!

                            I don’t agree with you often, but I do here! I could not imagine. Not only having a house payment like that, but making enough money where I could make it! If they’ve got it, more power to em!

                              Yea taxes never go down and that is an extremely bad number to start with!!!!

                              Now I wish I never sold that 20 acres!!!!☹️
