i say go for it!! Do some planning and research and make it happen. We own 70 acres and i have been wanting to plant trees on it for yrs but the family has cattle on it and we need the pasture land.

Trying to catch up here but as I understand it this property has been in the family for a long time and is not going to be sold?
Odds are very good that the place could get annexed.
Odds are also good that if enough "voters" build or live nearby that trying to hunt on the place may become an issue.
One day that land will be worth a lot of money. Right now you are very close to gas production. Minerals are where it is at in todays economy. SO my next question is does your family/mom own all of the mineral rights?
If there are other parties involved on the minerals then the possibility exists that a drilling company could come in and make roads right through some of these spanky new trees you want to plant. Maybe even a pipeline.
For the quality of hunting you could expect near Rhome I would not invest a lot of time and money in it.
I wish I still had your inthusiasm. A lot is going to change in your life in the next 5-10 years in ways none of us can imagine.

If you are pulling gas now, then the place is self sustaining with the royalties from that I am sure. I understand that selling the land is not in the plans, but with the right money in hand, turn key operations that you can modify to your desires are a viable option, rather than starting from scratch, and taking years before you see the fruits of your labor and dreams coming true. Just something to keep in mind for down the road.

After talking to people who live in rhome i think it is best that i dont go on with this. The housing communities around eagle mt. are slowly pushing into the area. There is not a threat to the area for another 15 years or so but i would rather not risk it. It would make an awesome ranch and i wish we could do it but i would hate to get it all done and then get surrounded by houses. Thanks for all the advice. It might still happen, but i was told to go to college and not stress about having a ranch, one way or another it will happen
