Trying to catch up here but as I understand it this property has been in the family for a long time and is not going to be sold?

Odds are very good that the place could get annexed.

Odds are also good that if enough "voters" build or live nearby that trying to hunt on the place may become an issue.

One day that land will be worth a lot of money. Right now you are very close to gas production. Minerals are where it is at in todays economy. SO my next question is does your family/mom own all of the mineral rights?

If there are other parties involved on the minerals then the possibility exists that a drilling company could come in and make roads right through some of these spanky new trees you want to plant. Maybe even a pipeline.

For the quality of hunting you could expect near Rhome I would not invest a lot of time and money in it.

I wish I still had your inthusiasm. A lot is going to change in your life in the next 5-10 years in ways none of us can imagine.

We own all the mineral rights and have been pulling off a good chunk in gas over the past 20 or so years, were at 5 wells right now.

To make it clear this would be a HF operation

And i am having second thoughts

          Just do it!

Sounds like you have plenty of acreage, water source, fields, and the tree problem can be solved with some work.

If you are pulling gas now, then the place is self sustaining with the royalties from that I am sure. I understand that selling the land is not in the plans, but with the right money in hand, turn key operations that you can modify to your desires are a viable option, rather than starting from scratch, and taking years before you see the fruits of your labor and dreams coming true. Just something to keep in mind for down the road.

Either way you choose to go, best of luck to you!

I terrible at remembering to take pictures! Thanks for the reminder, I'll do it tonight. I have a few of the wife helping me plant, but it might not be safe for my health for me to post them

After talking to people who live in rhome i think it is best that i dont go on with this. The housing communities around eagle mt. are slowly pushing into the area. There is not a threat to the area for another 15 years or so but i would rather not risk it. It would make an awesome ranch and i wish we could do it but i would hate to get it all done and then get surrounded by houses. Thanks for all the advice. It might still happen, but i was told to go to college and not stress about having a ranch, one way or another it will happen

Skinny still gets the first hunt on my ranch

Good luck to you. I planted 4000 Oak and Pecan trees on 15 acres in Milam county in January, lost everyone of them. We are hoping something comes up naturally in the next few years since we took the cows off. I was trying to get a head start but knew it was risky.

Really?? Do you think it is the drought? how big were they? if they were small, the deer could have eaten them.

Next time you want to plant a tenth of that, I'm game.

They were saplings about 2ft tall. We think hogs did some of the damage but the lack of rain was really bad. The biologist I had out there last year said it's been hit or miss with planting trees in that area. He's had some land he's managed that it worked great and then others produced nothing. This field has been clear for many years except for oats that were planted. You have land in Milam? This is out in San Gabriel.

Did you have cattle on it after you planted? I learned cattle a sapplings don't mix.

No cattle, actually took them off a month before we planted. I knew I would lose some trees but it was pretty bad.
