Need help attracting deer from bordering property

    Looks like 3 is covered. Planting that Easement would be a great start? Do you have yr round water on you place?

    Also Limit your hunting to only when things are perfect. 7 days+ in row row is a lot especially on 25 acres.

            The deer are at your neighbors because they feel safe there. Everyone has talked about food, water, and cover already so ill add one more. Create a sanctuary. Your property is small but even 15 acres would help. If that was mine, I would likely make everything on the West side of the rightofway sanctuary. Im taking about an area you can watch the edge of to hunt without going in. Plant food plots on the edge . Dont go in there for any reason other than trailing a wounded deer if you must. It will only take a couple years for the deer, especially bucks, to figure this out. Thats the most impactfull thing I have done on my places.

              How big is your neighbors place ?? Are you the only one that hunts your place ?

                I would consider improving my habitat first to make it more like my Neighbors
                Fertilize, plant shrubs and trees and cut according to QDM.
                Then plant attractant plots in the fall. Feed the does and the Bucks will be around.
                And forget checking cameras so often. Hunt your best spots on 25 acres, and don't sweat the exact spot.
                I would allow the thickest bedding area to be totally Undisturbed.
                Best decision we ever made was to create a "sanctuary" of 1/5 of our old lease
                Every deer in the area lived there in the day and ventured out at dusk and in at dawn.

                Just my two cents.

                  My property is smaller than yours but I feed year round and have small sanctuaries. The part of the property I hunt I stop venturing into around the first of June. I only enter them to check cameras and fill feeders. The bucks bed down close to the food source in the shrubs and Youpon. They will be eating my corn in the middle of the day.

                    Here is what I see, you have 2 really good ares for cams and food plots. The one on the east of the easement appears to have a great wide shooting lane if you post up @ the point to the far east. Then to the north west of the property, there is some area that looks as if you put in some cleaning up, it could be pretty awesome. This spot is close enough to the other properties to draw them in. I think water might be a kicker to either of these areas, just a pain to get it done.

                      Overseed all open areas with clovers and peas, set up one protein station tucked into the edge of the woods near the edge of the easement, keep it full, make some sort of water hole, if no hogs in the area set up one automatic corn feeder near the center of the property around the easement. And lastly hand corn every chance you get. Stay out of the thick area on the west side of the easement, no joy riding atvs/utvs etc. These are the things that worked for me. I only have 12 acres, I am able to pretty much hunt from my back porch, the back 6 acres are uncleared overgrown thickets and a natural bedding area. I feed heavily and each year I get more and more deer. The first year I had maybe 3 or 4 deer, 2nd year 12-15, this year we pretty much have 25-30 deer less than 100 yards from the back porch. The deer this year are blowing through 500 pound of protein a week, and every day I hand corn 25-50 pounds. If the does come then the bucks will follow.

                      couple of days ago. Not all deer are in the picture but we had 27 deer and 18 are bucks.

                        Ok, alot of people to answer lol..

                        I probably put a solid 12 days in the stand last year, maybe more..

                        That area to the West that Bigyummy circled is actually an old Jeep trail (used to be an army base) and that's where I really focused on this last year cause the bulk of the bucks I get on camera use it as a trail.

                        The triangle area that Bigyummy circled is actually where I 1st put my feeder 5 years ago. I hunted over it for 2 years with no luck, although I did get bucks coming to the area every few days or so. Still, not the big bucks my neighbor gets. Also, that's the area I have my water setup at. Basically a 300gal camo tote with PVC run along the ground to a 6' long or so black trough.

                        As far as the property goes, it's actually my parents property and they are getting old, so basically they only hang out on the front porch. The property is 100% unused except for my hunting.

                        I check the cameras fairly rarely since I don't live there, maybe twice a month?

                        I think my friend to the North has maybe 40-50 acres?

                        The bucks really like the open areas at my neighbors place, but avoid them at all cost and stay in the woods at my place.. Does love them though..

                        The road between the properties is a driveway that is used a couple times a day.

                        We don't have a tractor of any kind so any sort of planting I'll have to do by hand..

                        There's alot of posts so tonight I'm going to go through them with a fine tooth comb.

                        I'm wondering if maybe pre or post rut could be better for my situation than the peak rut?? I know the rut is the best but maybe they use others areas that are more open that time of the year?

                          These seem to be the 2 main trails the decent size bucks use.. But like I said, not even the big boys next door use them..

                          The big boys hang out mainly (give or take) in the circled area (which is also where his feeder is). I'm not sure much about their routine since I don't have cameras on his place

                            Bucks will travel for food, water, protection, and the ladies. Feed year around and not just corn. Food plots. Deer don't move much unless they have to.
