    Airbnb/Verbo ownership?

    Wondering if anyone on here owns or have owned a Airbnb/ Verbo or any other type of vacation property? What are the pros and cons of owning one? Suggestions on what to do's and what not to do's?

    Thanks for any thoughts or advice.

      I have a buddy who has a Airbnb, he said there’s way too many issues with it. The renter can make a false claim and will not pay for the time rented. Says it used to be good but it’s better worse.

        We had an airbnb for 4 months before we sold our property. We enjoyed it....made alot of money in that brief time! I would only do it in a popular area like Waco, College Station, Austin, New Braunfels, etc....

        Con's:
        Finding reliable maid service/handy man in the area.
        Not living near the property when issues come up.


        Pro's:

        You get your money quickly
        Airbnb/VRBO provides liability insurance through their agreement
        When you do sell you property you can get more $$ for it by showing your rental earnings.

          My dad is renting his place out using AirBNB. He just started about six months ago and so far has been pretty happy with it. He's using a property management company that handles cleaning and landscaping. Have had some minor issues with the maid service but other than that has been good.

          We are in a rural area and I didn't think there would be much demand for his place since we are 15-20 minutes from town (Leander) but he proved me wrong. Its been rented out pretty steady so far. Time will tell, hope he gets rich off it.

              We have quite a few around me, rural north of DFW, and I thought they were nuts doing it but they stay very booked from folks just wanting to get out of town.......buddy in NW Oklahoma has a big one 2 hrs from OKC and Tulsa and stays booked during summer with families wanting to get away and winter to hunters, next to Salt Plains NWR and he has 6,000 acres for hunters, predominately waterfowl and cranes.

                We have had 2 houses in our neighborhood who have "tried" to rent them. It was a nightmare for all of us with so many vehicles, parties, etc. So, all 30 home owners filed suit on both owners as deed restrictions prohibit rentals less than 60 days so in effect prohibiting the AirB&B's. Both tried to fight it in court and both LOST resulting in thousands of $$ they had to fork out including our group lawyers fees, court costs, etc. Both ended up selling to "regular" full time neighbors. Point of this is if you decide to go this route, you better do your research on deed restrictions, etc. At least in our experience, you will NOT have happy neighbors. Oh, per the news, Dallas County and Fort Worth plus several other cities in North Texas are in the process of implementing city ordinance prohibiting them in residential neighborhoods for much of the same reasons stated above.

                  Daughter works for VRBO so I hear a lot of the praises for them. Clients typically complain about higher fees, but with that comes some perks and safeguards. Most of the clients (property owners) my daughter said she deals with use VRBO and AirBnB and have reservation calendars integrated for reservation purposes.

                      I have a home in Port Aransas that is on Airbnb/VRBO, but a management company handles everything for us for around 20% of the rental revenue. If we didn't have them, it would be quite the hassle.

                      The money has been better than any other investment I have made. We plan to build a few more.

                        We have one in a condo complex in Panama City Florida that makes a killing. There is a handyman with the complex that fixes any issues and there is also a cleaning crew that cleans it for cheap. I'm looking to buy another unit in there when it comes available for the right price.

                          We have a vacation rental in Port O’Connor. We are a site sponsor in the TBH Classifieds.

                          So far we are 9 months in to having it in the rental market however we do not use AirBnB or VRBO.

                          Main reason, we prefer to be able to market mine more locally to my fellow fishing guide network as I use to guide.

                          We also only market it on TBH.

                          We want to have more control on who stays.

                          Our house as it’s main use is for us as a perosnal vacation home.

                          The only reason we have it in the vacation rental market is make sure we cover taxes and insurance deductible.

                          We have not had any issues with this house as of yet but I’m sure it’ll happen.

                          We have had two other smaller vacation rental properties, only a handful of easily fixable issues and renters covered those costs.

                          As of now we will continue to rent.

                          Pros - we offset costs and overhead expenses.

                          Cons - having potentially someone mess something up in a big way.

                            Thanks for the info and tips. The house is less than a 5 min walk from a really nice facility that host large equestrian, quarter horse, cowboy and live stock events in Abilene. It also has the coliseum that host many other events. It's like a bee hive around there most weekends. A lot of their events last 4-5 days. Thought it might be in a good spot for this application.

                              I've had one on Lake Fork since 1993. (We called it a bed and breakfast until the VRBO label came along.). Pros - Other people pay down your note, expenses and property taxes, its waterfront and we use it when not rented, We've met a lot of interesting people over the years.

                              Cons - Repairs and maintenance/wear and tear. Cleaning up after other people. We've met a lot of interesting people over the years.
