    +/- $240 sq/ft is the price in the area for a quality builder with a decent build out. Avoid ones with billboards saying $85 a sq/ft.

      what's y'alls thoughts on post tension slab vs. conventional(with rebar) - this is rocky soil

        I don’t care for the post tension. Many will try to say otherwise, but I think it’s junk. I had a house built in 2017, I talked to tilson homes and that’s the only slab they offered. I went with a custom builder. He wouldn’t even consider that type of slab. I asked why, he said because my name is on this house and years down the road I don’t want my name on a house with slab problems. We did rebar and he also wouldn’t take the job unless we did bell bottom piers. Crazy part was that I got better slab, true custom cabinets, and a much better built home for not much more money.

          Black Buck Ridge area off CR 108? I grew up doing residential concrete in this area. Most houses around here are not post tension. We had one builder that used post tension for a few years but they eventually switched to reinforcing steel as well. I'm no engineer, just grew up in residential construction, but I wouldn't use post tension if it were my house. I doubt you need piers in that area either unless your lot has a lot of fall and you have to build the pad up.

            close, we're about a 1/2 mile south of there on Antler road off of 108. Land is fairly level.

            any builders in that area you'd recomend?

              Was your last Tilson home a pt slab? Any issues? I've built on conventional and pt slabs with no problems on either one. Soil samples, a quality engineering company and a quality foundation contractor are bigger concerns to me.

              Matt Harper @ Silverado Signature Homes is an honest guy and has a good group of subs in the area.

                  Tom Lancaster Homes is based out of Lampasas and does quite a few customs. Ron Farr is long-time home builder in Lampasas as well. Langley Homes is in Burnet and builds quite a few over in the Burnet area.
