    Building cost quesation about sq ft cost

    Talked to a builder today. Normal stuff on prices I suppose. Wanted 15K to put in fireplace. thought that was a tad bit high.

    Main question is cost for covered porches. They quoted 80 per sq ft cost. Is that a reasonable cost per sq ft ? I am wanting a 30 x 24 covered porch on the back along with 8' covered porch on rest of back and half of one side.

    seems reasonable to me considering i paid over $200 a sqft when we build our house last year. is this price including concrete/slab work or is that just for makin it covered? Is the price include tying it into the existing house roof line? lots of variables here.

    I had a wood burning fireplace put in when we built our house and it was a little over $10k for that........so with inflation $15k doesn't sound too bad in my opinion. (if its wood burning)

      My parents are building a 2000 sq ft home on family land $400k budget. Builder said he can do it under budget.

        it is a 2000 +/- sq ft house. Yes, the cost covered connecting to house. these were additions to the base house. went from about 353K to 480K after my changes/additions, mostly the covered porch areas.

        House would be around 175 sq ft, but my addition to porches raised that. But that's OK, I HAVE to have my porches.

        the type of fireplace was a constitution c40c-42" wood burning fireplace which was recomneded cause of the spray foam & ventilation.

        I do have an open question with the sales guy on the roof. What will be the cost difference from the original "lifetime" asphalt shingles versus an "R" Panel roof.

          Getting under $250 a sq in the Hill Country is near impossible. I’d say you’re doing really well.

              My neighbors parents have 15 acres somewhere near K Ville. They have been downsizing their house plans for the last two years now. Our developer said he could build me a barndo for $150 psf.

                Curious who your builder is and where you’re building. I live in the area and know several builders from Cove / Lampasas.

                  Seems high to me. I had a 500 sq ft metal patio added to my house, cement and all for $33 a Sq ft.

                    I have never understood how a sq.ft. quote was good for anything. There are so many variables in building a house that one persons sq. ft. price doesn't equate to someone else's sq. ft. price.

                      For the last couple years it hasn't been in a builders interest to give a reasonable quote on extras, esp. in central texas. The thought being "if we're going to waste time doing a porch or a fireplace when the house sold itself then we need to bake in some profit." But thats all shifting.

                      Ive built screened in porches on spec houses that cost just as much as A/C square footage, not the norm though. Depends on material used but assuming they're matching the house and doing it up nice I would say thats not a ridiculous quote. Someone could definitely do it cheaper after completion if you really wanted, you'd be paying cash instead of rolling it into the mortgage of course.

                          we have the same fireplace in our house actually. I was skeptical of it at first, but it works great!! Beware, the very first fire you light in it will "SET" all the pain on the outside of the fireplace. it might put off a little smoke. (I set off our smoke detectors but have not had an issue since that 1st burn) If you ever have any questions on how the fire place works and operates, just shoot me a message and I'll help ya out.

                          our house now if we built it with current rates would be costing us over $150k more than what we paid a little over a year ago. so it sounds like your doing well price per sqft for todays market price.

                            It blows my mind how much home prices have gone in 5 years. We built a very nice custom home for 107 dollars per sq. ft. in 2017. Our builder charged 5000 for a rock fireplace on the patio(we didn`t get one). We were allowed a certain amount of sq. ft. for patio and garage. We built bigger than allowed and were charged 30 per sq. ft. for covered patio and 40 per sq. ft. for the garage. No way I could justify paying what some builders are charging today. My builder is charging 181 dollars per sq. ft. for my floor plan today and that doesn`t include the extras we went over on. I`m sure it would be over 190.

                              right now I am talking to Tilson homes. They built our current home 23 years ago & wanted to see what they would do. We like the open design ours has, but want to make several design changes.

                              1st cut at design / cost. I am open to other builders. We have 10 acres about 7 miles SW of Lampasas.

                              they use post tension slab - I'd rather have rebar
                              Lenox 15 seer scroll compressor 5 year warranty with 20 year warranty on heat excahnge (does that mean it is a heat pump) ?
