      If you have gas, 100% go tankless. Talk to a few plumbers and get quotes but more importantly talk to them about their recommendations for setup. Multiple heaters, recirculating, etc.

      My first house had a tankless and it was poorly done. Water took forever to heat up in the master bath. Kitchen was great and fast.

      My 2nd house had heaters on both sides of the house. 1 on the kitchen side and 1 on the master bath side. It was glorious. Unlimited hot water and fast to warm up.

        you should flush it once a year regardless. it's not difficult at all. in my prior neighborhood, one of the neighbors built a pump and lent it out to the rest of us.

          Don't blame ya. On a retrofit, I don't know that it'd be worth it. Still like the simplicity of the tank heater and it's an easy diy. Flush er out once a year and put a timer on it so she don't run when you don't need it and it's prolly a wash..
