True that. Prices have gone nuts. Was in negotiations on 115 acres when somebody came in with cash and I was out overnite. Other offers on this place but the Aggie connection came thru here!

Congratulations! Looks like you're right there on the precipice where the Hill Country meets West Texas and where exist some of the most beautiful land features in our state, IMO. I love the mini cordillera on the back side of your tank. That right there would be worth the price of admission for me.
