    Wow this thread took off with all kinds of good info.

    Update: They have countered up double their initial offer. We are still thinking that is a bit to low. I'll keep updating.

        Haha. Yeah for that figure I’d definitely not had a pipeline go through my property. Which even though I got almost $51k I still would’ve rather had them go around me. I made it very clear to them the money wasn’t worth the pipeline damages to my property and on several occasions asked if they could just reroute.

          Re-routes cost money and time. But as mentioned sometimes a reroute is not hard..But sometimes it's very hard. I surveyed pipeline easements..We loved reroutes

              We have had 3 come through us so far & another one is predicted to come through. Get an attorney it is a must. They will try to screw you over and in all honesty you still get screwed over even when you get a deal better than your neighbors. If you can get all your neighbors to come together than y’all can get a better amount. Unfortunately not all neighbors are interested in doing that, but I know of some landowners who all got together in Crockett county & got a better deal than surrounding counties. You also need to see if a valve site will be placed on your land or not. If you do happen to have it on your place than you need to make sure that they fence it off properly as some things can come back on you as the landowner & you also get more compensation for the valve being on your place. Also we got more money out of them by having them NOT seed over the easements.
