    Pipeline Easement Compensation Question

    Atmos wants to come across our land in Tyler with a natural gas transmission line. We are not opposed to it, but we don't know what to do with the offer. Should we ask for more? What language should we have in the contract for re-seeding etc?

    Anyone recommend an attorney in the NE Texas area? Or are one

    Smart move. Get an attorney that has done this. Do not try to negotiate it yourself.
    Whatever the offer is, it's not near what they will pay.

      X2 I work in the pipeline industry and will also recommend you get an attorney. Not for you to screw the pipeline company over but to make sure you are adequately compensated and to have someone looking out for your best interest.

              Definitely get an attorney. We just dealt with this. Ended up negotiating $750 a rod.

                A rod is 16.5 linear feet correct? That would be significantly higher than their initial bid. Not double, but close.

                      I was just getting ready to say. This was Brazoria county. Our offer was through Kinder Morgan and the initial offer was $700 a rod. We countered with $800 and they came back and said no way that was even an option. So we took the $750.

                        Just don't get too aggressive and end up watching your neighbor get the money because it's just cheaper to just slightly re-route it.

                            Temporary right-of-way easement was 75' with a Permanent Easement of 50' in width

                              This! People get greedy and pipeline company sets up a bore 2 property's away an you end up with no money and a pipeline under your land anyway. If you get an attorney involved then you gotta pay him
