    $18/acre all day long for the whole thing, but I bet it would sell for $22-$24/acre with the amenities. We priced our place in concho county for $15/acre with lodging, utilities paid, satellite tv, and basically room service between visits (linens changed and washed, towels washed, etc). I don't think it has taken me more than a couple of weeks to fill a spot and it doesn't have what the place you're describing does.

      $13,000. I would put 4 hunters on it at $3,250 per hunter

        $15/acre is realistic with a decent house and year round access. Might get more on a corporate lease.

          With all that I’d bet you could get 4 hunters at $3,000-$3,500 a gun easily. I have a place not far from you that is $4,000 a year for 400 acres. I’m waiting for the increase and will gladly pay it to stay on the place.

            Thanks for the input guys. We are just throwing some ideas around. Nothing that’s going to happen over night, but we were just not up to date on lease land in that general area. Especially with all the potential extras it has.
