    Lease cost? Trying to justify...

    What could a family expect to get per acre or per spot for an 800 acre place that is in Coleman county around OH Ivy over looking the Colorado. It isn’t standard flat brush country it’s more like a couple huge ridges and rolling hills. Roads throughout. With flat country in between. It has a 70-80 acre sunflower field. Quail, turkey, dove, ducks. Several stock ponds throughout the property. House is fully furnished and can sleep 8 comfortably. Water and sewer hook ups for campers. Barns to store stuff in and a cleaning station. No stands provided. An a shop with tools if you need to work on something.

      I’d say 500 bucks would be fair. I asked Chew, Smart, Curt, Alan, Thorthunder, they all agreed and we are all fair reasonable men. Burnadell said “in my day we gave a nickel for a Coke and deer leases were 5 bucks”.

                10 stands currently and it only gets hunted opening weekend and New Years weekend. All deer must be over 6 yr old. It has been hunted that way for 55 yrs. Deer are fed year around.

                        Does 10 stands = 10 hunters on 800??

                        It really boils down to the # of hunters & what each pays or basically how many $$$$ per acre for hunting rights.

                            Plus or minus $12/acre in that country. Maybe a tad more if it has a house with electric and water hookups. Does it border the Colorado river?

                              Having a house on site for hunter use is a huge bonus. I'd put 4 spots on it at $3200/spot.
