      We’re gonna be putting our place up for sale soon in Brazos County. 20 acres and a 2100sqft home. We’re not listing with an agent for the time being but will deal with a buyers agent.

        My place in Navarro co will be listed soon. 108 ac big hard woods, creek bottoms. About 1.5 miles from Navarro mills lake and about the same to Dawson. You can hunt in the morning, fish for crappie mid day and be back in the stand that evening. I'll add the listing as soon as it's up.

          Place posted Friday, was all raw land when we bought it. Been a lot of blood sweat and fun but time to start another project.

                Thats funny. because I bought 23.75 acres in Woodville TX that was landlocked for 2k an acre. Had it not been for my father-in-law being next to it I would not have had access with out trespassing.

                  Very nice place. You definitely have the right idea for this real estate adventure, development of a very nice established neighborhood with enough land to spread out but not too much to keep a person too busy. I am assuming the landowners will be able to get ag exemption on the majority of their land. And the major advantage imo, a nice country setting and not too terribly far from Houston to shopping and major medical if needed. You have it very well thought out, good luck.

                          Couple notes after reading the last handful of posts:
                          -In Texas, land cannot be landlocked. A title company simply will not close on a place without legal access. Now it may APPEAR a particular property does not have access, but a judge WILL grant access one way or another.

                          -Easements absolutely can have gates, and gates with locks. BUT the folks who have legal right to use that easement must have combos/keys to access all locks and gates.

                          -Anyone needing help with real estate matters should maybe try one of the site sponsors here first, before friends, wives, ect.
