I've learned two things today.

1.- I will never be able to afford land in Texas.

2.- There are some rich people in this forum.

That's what we thought too. Get a couple of close friends, pool your resources. Find a good real estate person to work with. Start small, improve and flip.
It's hard work but in a few years it's possible to have a great situation.
