We are finishing up a home build in central Colorado. Can't wait to spend some time there. Our move will be a gradual one over the span of 3-5 years.

My friend is building outside of Pagosa they have some crazy laws as well . He bought a storage container put it on his land.. I told him to make it livable while he builds . Against the law ?? you can live in a RV , Not sure why that is . Heck i would have bought one that is already done as a house and had it dropped off it will take him a few years to complete he is doing it all him self
And yes many are buying up places at stupid pricing due to the 420 friendly part an the prices are going up a fair amount .

we lived there for almost 4 years when I graduated college. ended up moving back because of the cost of living.
couple things to keep in mind. EVERYONE has a degree. people flood the state for schooling, fall in love and stay. so everyone from ditch diggers to the CEO all have college degrees. but still make ditch digger, waiter, etc... salary. it's not a competitive edge
the deal with the property taxes vs state income tax. If I buy a house in texas for 150,000 with escrow im paying say 1500 a month. in 30 years I have a 150,000 house. in Colorado I buy a 300,000 house and with escrow im paying the same 1500 a month. in 30 years I can sell it for 300,000.
but they still get you on income. even when I got back a couple thousand on fed taxes, I would get back a couple hundred on state. like maybe 2-300 at most. very close to having to pay
also, some municipalities also tax your income. I worked in aurora, I got hit with federal, state and city of aurora taxes on my income. It wasn't much, but it was there.
also, make sure you have visited all times of the year. colorful Colorado is very brown most of the time.
we loved it, but were both working and spinning our wheels. never could afford to really do anything. income was night and day different when we moved back down here.

Had a friend that took a summertime vacation up there and fell in love with it. Came back to Dallas, quit his job, sold his house and moved up there. Less than a year later he was back. Said he didn’t know how those people up there could deal with the winter weather. Expensive mistake. Good luck. It is truly beautiful country.
