      A close friend built a 2300sf custom spec home 4 years ago in our hood and sold it in the range of $140sf. He built it with everything he would want in a custom home for himself. I think it stayed on the market for 3 weeks.

      $140 per foot should get you everything and some. He has been building custom homes for years. He did say he can build a $1mil 2500 square foot home if he needed to since they only appraise on the sf.

        The profit margin is the same or less than it was when they cost $100/sqft. Labor and materials are crazy.

          I don't doubt it can be done for that, but the market has moved a lot in 4 years. I built and sold a custom spec 3 years ago for $130/ft. But dont think I could do it today.

              I hope, but unfortunately I dont. Trump's tax tariffs and border security will drive prices even higher I'm afraid. I'm actually trying to figure out how to build myself a new house now before I really can't afford to.
