Wish I had seen this thread last week. We just wrote a contract on 2.5 acres in Texas Grand Ranch. Have you heard of it?
This number is severely outdated. I'm a homebuilder and we aren't the cheapest around, but we are closer to double that than we are to that.

That’s what I’m afraid of. 3000x180 per foot is $540,000 plus $150,000 by the time I get the lot cleared and dirt brought in. A 700k house in Baton Rouge for two people seems crazy.

That number is dead on the last 5 we have bid out. Nice homes with potential savings for sure, but nothing crazy over the top.
Watch out for time limits on building. Some communities say within a year of owning or whatever, you must start a build.
Also, dont forget that a land loan is nothing like a home loan. 20%+ down payment and interest rates can be 7-10%. Lots of them are also not 30 year notes so balloon payment after a couple years or short term. My last land loan was 5%, 5 year but 30 year amortized payments with a balloon at the end of that 5 years.
I would avoid the subdivision and buy a few acres elsewhere if possible. HOA's suck. Ive lived in 2 different subdivisions and both HOA's sent me letters to get on my case about something I hadnt even done. One even tried to fine me. The fees just go up, they never go down. If its community water, as im sure it is, make sure its not a community well. The last subdivision had that and I cant tell you how many times the system went down. Lastly, if you have bad/nosy neighbors theyll drive you crazy. I now live on 20 acres. I couldn't take it any longer. Just my two cents.

There is no reason for $180 a foot unless you are really high maintenance.
