Go for it. It should have an easement anyway. Not clear on the legalities of that but sounds like it would be worth the headache if the hunting is as good as you say.
I'd go for it. Be a great place for rifle hunting. An animal can cover 40 acres pretty quick if not hit just right with a bow. And that could cause problems next door. Like high fencing you out.
I would try it. If you don’t want drama from the surrounding ranches. I wouldn’t put stands or feeder on the exterior fences. I wouldn’t hunt it like a day lease and take to many deer. You shouldn’t have any problems.
