    Lease Pricing Question

    Ok so a friend of mine was considering leasing out 250 acres for a 16 day mule deer season/lease. It is about 140 acres of CRP with 110 acres of sandy ranch land with some pretty decent tree line shelterbelts. Its surrounded on 3 sides by farmland or CRP with ranch land on one side and some more ranch land cattycornered from it. Further than that about a mile or more out there is sandy ranch land on 3 sides and more farm ground on the other. It has been hunted the past 2 years and had one muledeer of ok size has been taken off the place in the last 2 years. There is not any livestock on the place. There is no electricity or running water on the place and no place to stay. There are 3 hotels within 20 miles of the property and 3 or 4 place RV parks as well. What would you guys/gals here on the GS say would be a decent price range to lease this out for 2-3 people. Distinguish either a price per head or a total price for the 2-3 people.

    I would say, 2-3 people hunting 110 acres is not extraordinarily safe. Sounds to me like a one spot lease. I'm not trying to offend, just relaying my thoughts if I were reading an ad. Good luck with it.

      2-3 people on 100 acres for mule deer ?

      Sounds like it would be a good deal for one guy/one hunt for 2000-2500 if there are decent deer there.

        His original post shows 250 acres. But im still with you on it being too small. Even 250 is smaller than i would like on open ground with 2 + hunters

          Ok 100 acres with some brush and 140 CRP.

              I know I am probably preaching to the choir here but mule deer aren't always the brush hogs that whitetail can be and they like open country a lot more that whitetail do. Don't discredit the CRP ground is what I am getting at.

                1 OK buck killed in 2 years means that's barely enough ground to lease to 1 hunter - at least if I were going to pay to hunt it. No offense to your friend, but there's no way I'd even consider leasing such a small place for mule deer and sharing it with another hunter or two. I wouldn't pay to lease such a small place for mule deer for just me unless it was super close to my house and it was cheap. That doesn't mean he might not be able to find 2 or 3 guys willing to pay him for it. I guess it'll be worth whatever he could get somebody to pay for it, but that's an awful small place to hunt mule deer on.

                  I would hunt it if it was free and had a kill fee. No way would I put money down on what you have described and share it with two other hunters. Sounds like at best only one hunter will get a deer

                    u guys r being too harsh.. i hunted 100 acres growing up and we killed tons of deer off of it, many nice bucks per season and were safe rifle hunters..
                    just be weary of your stand locations and whos hunting where... kill your bucks and get out of there. Id say 2500 and split it up between 3 is a fair price to hunt and chance to kill a good buck

                      this, and u bet during rut there will be many different bucks roaming those fields away from their home range

                            If you have wheat on it or next to it you will see deer. If there is wheat down the road thats where all of the mule deer will be.

                            350.00 per gun 2 hunters max
