Sorry for the long read, but I think this thread has become more of a journal(man diary) for the process. I have come back many times to look and see when something was done. Saw that someone mentioned that they used their thread in the same way, and it has been very true. Semi-Long read.
Well lots of progress the last week(not visible, but mental). We had our final plans set and started talking to a few builders. We were getting outrageous finish out bids on the barndo. We were going to be way over $300K just for the building, so we converted the plans to conventional stick and morter to see how they compared, and were able to get the bids down to the $250K range for construction. We were happy they were lower, but with both of us being teachers, it didn't make since to have a $300K mortgage.
We made some really stupid financial decisions when we first got married, as most people do. We sold the house and paid off all revolving debt. We are trying to make better decisions.
Called the builder back and told him never mind, we are going to have to look at something else. He sent us a few recommendations of plans they have that were similar to what we wanted. Picked one that the layout is almost the exact same as I had work on the last 18 months. Working through insurance and financing now.
I like that one. One thing i would see about adding to is the back porch. Extend the concrete and the roof to cover. We spent alot of time on our backporch at our old house. New place didnt have any shade....i just built a covered patio though.
BTW you related to the Hillis' on Morgan lane by chance?

Sorry, I haven't read the entire thread but wonder if you were trying to build the barndo going with a true builder (turn key), sub contractor or doing some of the work yourself as a self contractor? I'm seeing more and more negatives regarding the barndo builds lately which is depressing. I really want to go that route and like the looks and the concept. That being said, I guess as they become more popular, builders or contractors are figuring ways to inflate the bids.

Yes. Tommy is my dad's brother. I'm just ready for it to be done!! Haha. We will do a patio and direct at a later day. Probably build a gazebo eventually also.

I was using two contrasting. One for building, and one for finish out. I was getting bids for the finish out that were higher than the bid for the entire house we decided to build. I'm guessing builders didn't want to finish out since they weren't building the house and just bid super high to bid themselves out.
We had same plans. We were going to do a barndo and quotes were all $265k - $295k. Ended up with a wood frame with dang near same floor plan and came in just over $200k. I di a lot of work myself (such as: pulled all the electric myself, insulation, stained my own cabinets, did all my own cleanup from everything).
Basic outside layout is similar to what you are looking at. PM me and I can share some drawings and info with you. overall I saved I saved about $20-25K doing work myself. I burned about 2-3 weeks vacation to do it but well worth it.
I guess the other key on doing what I did is finding a builder that allows it. Most will not. In my case I know the builder and been friends with him many years.
I was also able to do this with 2x6 outer walls to better insulate and it helps out big time with electric costs.

We are able to do a few things ourselves. We are at 2178 sq ft and at $203K. It will be a builder grade house and we will have a few things to update over time. We are staining concrete, painting interior, and running networking ourselves.
Here is some of the damage sustained to the property from hurricane harvey. Still don't have pics of the roof shed that blew off. Still lucky compared to those who lost everything.
